TAXATION

​This is certification under Sections 310(4) & 336(1) of the Municipal Government Act that 2019 Combined Assessment and Tax Notices were mailed to all property owners in the Summer Village of Ross Haven on May 1st, 2019.

​​Tax Notices
Combined Tax and Assessment Notices will be mailed May 1st, 2019.  Taxes are due on June 30th of each year.  An 18% penalty is applied to the unpaid current year taxes on July 1st of each year and an 18% penalty is applied to the total arrears on January 1st of each year.

Has Your Mailing Address Changed?
Please inform the Administration Office if your mailing address has changed to ensure you receive your mail from the Summer Village 780-999-6654.  You should also notify Alberta Land Titles of the change – 780-427-2742.


Payments can be mailed   Box 70, Site 19, RR 1, Gunn, AB  T0E 1A0 – Please ensure cheques are made payable to the “Summer Village of Ross Haven.  Envelopes must be postmarked on or before the tax due date.

Monthly Tax Payment Plan
Take advantage of the Tax Payment Plan. By making equal monthly installments, you will avoid penalties and the need for a large lump-sum payment.  Contact the office for more information at 780-999-6654.

Assessment Process
Property assessment is the process of estimating the market value of your property for municipal & education taxation purposes. Assessment is simply a distribution mechanism. The property taxes that you pay are calculated in proportion to the value of the real estate you own. A qualified assessor prepares annual assessments for all property within the Summer Village of Ross Haven.  The assessor is dedicated to providing a fair & accurate assessment for the Summer Village of Ross Haven taxpayers.  The assessor can be contacted at 780-939-3310 – Dan Kanuka – Municipal Assessment Services Group.

Market Value
Market value is the valuation standard set by provincial legislation and is the basis for property valuation across Alberta. Market value is the probable price your property could sell for in a competitive and open market, as of a given date. Market value is recognized as the most understandable, transparent & objective measure of a property’s worth. The market value as shown on your Assessment & Taxation notice is based on a legislated valuation date of July 1st of the prior year and reflects the physical condition of your property as of December 31st of the prior year.

How are Market Value Assessments Prepared
Market value assessments are prepared using mass appraisal. This is the process of valuing a group of properties at a given date, using standard methods and allowing for statistical testing. For residential property, assessors compile, review and analyze information from all legitimate real estate sale transactions that have occurred within the Summer Village of Ross Haven over the 12-month period prior to the valuation date. This process results in the estimated value of your property as of July 1st of the prior year.
